The average price of a three-bed, semi-detached house has risen yet again.
The latest Irish Independent / REA Average House Price Index shows Kilkenny’s jump by 1.5% to €331,915 in the first three months of this year with Carlow’s increasing by 2.6% to €296,375.
Dublin remains the most expensive county to buy a home its 1.6% add-on seeing such a property now in the capital at over €595,000
The sharpest rise in prices was in Cavan, which rose by 5.6% to €237,500.
Carlow
Across Carlow, the average time taken to reach sale agreed was three weeks with the county town prices unchanged at a €317,750 average while they rose in Tullow by 5.8% to €275,000.
Matthew Conry of REA Dawon in Tullow says; “We have seen a steady start to the year, with strong demand continuing for starter homes”.
Across the county, a total of 40pc of sales in the county this quarter were attributed to landlords leaving the market while 73pc of purchasers were first-time buyers.
Additionally, the survey found A-rated BER properties in the county are commanding 19pc price increases in comparison to C-rated properties.
Kilkenny
The average time to reach sale agreed in Kilkenny was four weeks.
Robbie Grace of REA Grace, Callan, notes; “It has been a slow start to the year, and very few houses have come to the market”. He adds; “However, there are a number of people looking to place their properties on the market as soon as the weather improves.”
The survey shows that across the county, 60% of purchasers were first-time buyers, while a total of 10% of sales in the county this quarter were attributed to landlords leaving the market.
It was also found that A-rated BER properties in the county are commanding 20% price increases in comparison to C-rated properties.
