More landlords are expected to leave the property market in the coming months according to a new report.
It comes ahead of the introduction of a nationwide rent pressure zone in March.
The Irish Independent /REA Average House Price Index shows there has been an annual 38% increase in landlord sales in many areas, with up to 60% of sales in some areas down to landlords selling their properties.
REA agents in Carlow as well as Tipperary, Kerry, Longford and Monaghan attribute 40pc or more of their sales to the upcoming change in rules.
It’s as the average price of a three-bedroom semi-detached house this month (Dec 2025) stands at €288,875 in Carlow and €327,000 in Kilkenny, marking respective changes of 3.2 and 1.3 per cent compared with September.
