House prices continue to rise locally according to Real Estate Alliance.
REA’s Quarter Four Average House Price Index shows buying an average second-hand three-bedroom semi-detached home in Kilkenny County rose the year to the end of 2025 by 9.5% to €327,000 and by 15.6% in County Carlow to €288,875, one of the highest jumps in the country.
Carlow town saw a jump of 22.2% to €317,750 – Harry Sothern of REA Sothern who’s based there says; “We are seeing that the market is still strong, and a lack of volume in Carlow will keep prices rising”.
While Tullow prices increased to €260,000 this year, up 8.3% from €240,000 in 2024 – Matthew Conry of REA Dawson in the town notes; “Demand for good quality second-hand homes will remain strong into the new year”. He adds; “There are no new developments coming on stream in this locality at present”.
Added to that, between September and December 60% of purchasers in both counties were first-time buyers, while a total of 10% of sales in Kilkenny and 40% in Carlow were attributed to landlords leaving the market.
