The price of the average second-hand three-bed semi- detached house locally is set to rise by 6% this year.
That’s according to Real Estate Alliance’s Q4 Average House Price Index.
In Kilkenny such homes average at €298,500, up 7% on December 2023 while Carlow’s up 10% to a mean of €250,000.
Robbie Grace of REA Grace in Callan believes that town and Kilkenny in general are benefitting from new jobs that have been created over the past year and the new houses being completed may help stabilise the market in the coming 12 to 18 months.
Carlow town based colleague Harry Sothern says “The cost of properties in Dublin, Naas, Kilkenny and other areas are pushing buyers to Carlow where they are seeing better value for money and affordability,”
He adds; “The escalation of rents is also forcing tenants to review their situation, and many are buying property instead of remaining as long term tenants.”
Carlow town prices rose 13% in 2024 to €260,000, while prices in Tullow rose by 6.7%c to €240,000 – REA Dawson, Tullow spokesperson Matthew Conry notes; “We are seeing a positive market, however supply is remaining scarce”.
