Price for a three-bed semi detached home continues to rise in Carlow and Kilkenny

The cost of buying a home continue to rise. 

Real Estate Alliance’s Q3 Average House Price Index, which focuses on the sale figure for the three-bed semi, shows an increase in the past three months nationwide of 2.7% to €323,741.

Across Kilkenny 47% of purchasers were first-time buyers and 13% of purchasers were from outside of the county while a total of 18% of sales in the county this quarter were attributed to landlords leaving the market.

The price difference was an extra 1.7%, from €287,500 to €292,500 with Robbie Grace of REA Grace says “We are still seeing a strong market, and prices are continuing to rise due to a lack of stock”.

In Carlow, 45% of buyers were first-timers with 28% from outside of the county while 45% of sales were attributed to landlords leaving the market.

Prices jumped 4.3% from €232,500 to €242,500 across the county – higher in Carlow town where the average was upped by 8.7% to €250,000 with Harry Southern of REA Sothern noting “We are seeing that the market is currently really hot, especially for three-bed semis, but we are seeing very little new stock in Carlow”.

Prices in Tullow remained unchanged at an average of €235,000, with time to sell in the area currently four weeks. Matthew Conroy of REA Dawson, Tullow says; “There is currently a good demand for starter homes, with suitable properties selling quickly” and he adds “Properties in good condition with good energy ratings are achieving premium prices.”

The survey also shows that while the average time taken to sell fell by one week to an average of three in Carlow, it’s more than double that, at seven weeks, in Kilkenny.
